AIG to open digital innovation hub for Perimeter Summit, the 83-acre mixed-use campus in Brookhaven

ATLANTA (October 23, 2024) — JLL and Spear Street Capital (Spear Street) today announced American International Group, Inc., (AIG), a leading global insurance organization, will open a digital innovation hub at Perimeter Summit, the 1.7 million-square-foot, Class-A mixed-use development in Brookhaven. The space spans 180,000 square feet and seven floors in Summit Two and offers AIG the ability to accommodate up to 1,200 employees, creating at least 600 new jobs over the next five years. JLL Senior Managing Director Brooke Dewey, Executive Managing Director Adam Viente and Vice President Alexis Vondersaar handle leasing efforts for Perimeter Summit on behalf of Spear Street. JLL Executive Managing Director Josh Hirsh, Executive Vice President Gregg Metcalf and Vice President Patrick Baughman represented AIG.

The hub will be a strategic consolidation of AIG’s offices in Buckhead and North Fulton. The new office is designed to accommodate AIG’s expansion plans, as the company has begun to hire local talent for various roles across underwriting, claims, operations, data engineering and AI. As part of the lease agreement, AIG will have building-top signage overlooking I-285, visible to over 250,000 cars daily. AIG is expected to occupy the new space in 2026.

As a premier destination for businesses, retailers and residents, Perimeter Summit features direct connectivity to the Medical Center MARTA Station, I-285 and GA-400. The renovated campus features refreshed lobbies, modern spec suites, new pickleball courts and enhanced outdoor workspaces. Ownership is committed to tenant engagement and regularly offers robust community programming such as outdoor movie nights, live music, festive celebrations such as a Kentucky Derby watch party and Cinco De Mayo gathering, happy hours and more. Two new restaurants, curated by STHRN F&B, Little Gem and Pizza Stop, will open at the campus this year and complement the existing Savi Market, which has expanded grab-and-go options and locally sourced offerings. The campus also features a permanent food truck program; weekly pop-up chefs; Sip, a new coffee and cocktail cart; and an airstream trailer serving health-conscious coffee, smoothies and small bites.

Notably, Perimeter Summit is less than one mile from Perimeter Mall, with the area encompassing 13 million square feet of retail space, 72 restaurants, 5,909 hotel keys, and 22,187 multifamily units. The campus is also home to a four-star, four-diamond Hyatt Regency hotel, providing tenants with convenient business accommodations as well as conferencing facilities. Earlier this year, High Street Residential announced it would develop the Residences at Perimeter Summit, a transit-oriented, 350-unit multifamily development on the property. Construction is expected to start this year and deliver Fall 2026.

In addition to the lease with AIG, JLL recently completed 47,798 square feet of new leases at Perimeter Summit. According to JLL's Q3 Atlanta Office Insight, Atlanta is seeing a resurgence in large-block leasing activity and new-to-market tenant demand. Last quarter, seven deals larger than 75,000 square feet were signed, surpassing pre-pandemic levels. The Perimeter submarket continues to see some of the strongest leasing activity in 2024, demonstrating the continued appeal of highly amenitized and well-connected Class-A office destinations like Perimeter Summit.
