MOBILE, Ala. (January 21, 2025) — JLL has been awarded the exclusive leasing assignment for Port Alabama Industrial Center, an 11.25 million-square-foot industrial park coming to Baldwin County, located 20 minutes east of the Port of Mobile. The campus, which is strategically positioned along Alabama's Gulf Coast, will launch vertical construction this month. JLL Executive Vice President Allen Garstecki is leading leasing efforts on behalf of the owner, Gulf Corporation.
Upon completion, the Port Alabama Industrial Center will include over 11 million square feet of Class-A, build-to-suit industrial space, making it the largest site to the Port of Mobile with direct access to Interstate 10 (I-10). The industrial park will feature clear heights between 32 and 60 feet, office space, cross-dock configuration, visibility from Highway 59 and more. Phase one of the project will include 2 million square feet across six buildings, ranging from 200,000 to 500,000 square feet. Construction on phase one began in 2024, with delivery expected in the third quarter of this year.
“Port Alabama Industrial Center enters the market during an extraordinary period of growth for Baldwin County, offering unparalleled access to Mobile’s rapidly growing distribution corridor,” said JLL’s Garstecki. “This development presents a rare opportunity for logistics users to benefit from the region’s expanding infrastructure and port access. As one of the nation’s fastest-growing metro areas, the center is also set to create new employment opportunities for Baldwin County’s labor force, which notably outpaces Alabama’s state average.”
Port Alabama Industrial Center's centralized location between Pensacola and Mobile makes it an ideal opportunity for a variety of industrial users. Its position just 20 minutes from the Port of Mobile, Mobile International Airport and I-65 offers unmatched accessibility to key markets across the country. Port Alabama Industrial Center is located within Loxley’s growing industrial corridor, which has added 350 new direct jobs and seen over $150 million of investment in the area within the last few years.
“Port Alabama Industrial Center solidifies Mobile’s distribution corridor as a key logistics hub while also leveraging Baldwin County’s remarkable growth,” said Austin Ames with Gulf Corporation. “With the region’s continued expansion, we are confident this project will enhance the Gulf Coast’s industrial capabilities and attract businesses seeking to thrive in a powerhouse market. We’re confident that JLL’s team will be successful in marketing Port Alabama Industrial Center’s competitive advantages.”
