Sale of Des Moines area 296,300 square foot warehouse closes

JLL announced today that it has closed the sale of a 296,300 square foot industrial warehouse, located in the Swanwood Logistics Center in Ankeny, IA.
JLL facilitated the transaction between the seller, The Opus Group, and the buyer, Brown Nationalease.
Swanwood Logistics Center is located within one of the most active industrial submarkets in the Midwest. Upon completion of this sale, there is now roughly 200,000 square feet of industrial warehouse space for lease in the Swanwood Logistics Center.
The warehouse space features 32’ clear heights, 24 dock doors, two drive-in doors and 184 parking spaces.
The property is situated on 24.3 acres at 7400 SE Convenience Boulevard, which is an optimal location for a corporate headquarters due to its excellent interstate visibility and signage opportunities. It is one mile east of I-35 and two-and-a-half miles north of I-80. The ease of access to both interstates and proximity to Ankeny Regional Airport and Des Moines International Airport make it a convenient location to transport goods throughout the United States.
The JLL industrial team consisting of Managing Director Marcus R. Pitts, CCIM, SIOR Senior Vice Presidents Jason Lozano, SIOR and Austin Hedstrom and Associate Tanner Hedstrom represented both parties in the transaction.
This transaction reinforces JLL’s most recent Des Moines Industrial Insight report, which revealed the city is a highly attractive market for industrial properties. The report projects another 740,000 square feet in speculative warehouse completions in Q1 2023.
